The Chicago area real estate market could have more homes on the market in 2025, according to Mainstreet REALTORS®. More inventory would be welcome for Chicago area home buyers! But for homeowners planning to move, it potentially means a more competitive selling environment. Here are Chicago area home selling strategies for 2025!
1. Understand local market trends. Don’t worry about what’s happening in Elgin if your home is located in Irving Park. Stay informed about sales trends in your neighborhood. Research local market data, including: home sale prices, number of homes active on the market, and how long homes stay on the market before going under contract. No time for research? No worries! We can put this together for you, and discuss it during your free home sale consultation. (There is no pressure to sell your home.)
2. Price your home competitively in respect to its age, condition, location, and current market trends. Pricing your home too high can cause your listing to stall on the market. The longer your home stays on the market, the less appeal it holds for home buyers. Today’s buyers are frequently scrolling through real estate websites, and they are very focused on new listings. You only get the “new listing” spotlight once, so make it count!
As part of your free home sale consultation, we will provide a market value analysis of your home. This doesn’t “set” the sales price, but instead, shows you the optimal price range for your home. We also provide suggestions to help you quickly achieve the best possible sales price.
3. Highlight your home’s strongest points. If your home has energy-efficient features, smart home technology, recent upgrades, or an awesome garage with a workshop, share the details with your agent. Your home could have the special feature a buyer is looking for!
4. Know how to recognize a good offer. Agents should be vetting their buyers, (like we do) but don’t take it for granted. Look for mortgage pre-approval letters with buyer offers. Check the details in the pre-approval letter regarding the buyer’s eligibility. All-cash offers should be supported by proof of funds. When you list your home with us, we will guide you through every offer, and help you compare the merits of each one.
5. Be willing to work with a well-qualified buyer. Negotiations may go a round, or two rounds, or even three, before an offer is finalized.
We’ll share additional strategies for 2025 as the spring market unfolds. Meanwhile, see more home selling tips in our prior blog post!
