The Chicago area real estate market is at peak summer frenzy, and home buyers have déjà vu all over again! Here’s why the Chicagoland market is so hot, along with the best way to handle it!

3 Reasons the Chicago Area Real Estate Market is Hot

1. Summer is typically a busy time for home sales, and we are about halfway through the season. Buyers with kids are motivated to buy and close soon, to minimize disruption to the school year. Also, home selection is at its peak during spring and summer, which amplifies buyer activity.

2. The potential for higher interest rates. Currently, mortgage rates are a little lower than they were a year ago. But ongoing global events are pressuring financial markets, and there is a chance rates could go higher in the weeks ahead. This adds to the sense of urgency for buyers. 

3. There aren’t enough homes on the market to meet demand. Home inventory is measured in timeframes. Currently, the Chicago suburbs have about six weeks of home supply. This means if no new listings were added to the market, every home for sale would be sold within six weeks. Looking through a wider lens, the 9-county Chicago metropolitan area has about eight and a half weeks of home inventory. (A statistically “normal” or balanced market would have about 4 to 6 months of inventory.)

The shortage of inventory continues to boost Chicago area home prices. As of June 2026, Chicago’s median home price was hitting $440,000, marking a 7.7% increase in prices from a year ago. Homes are spending an average of 27 days on the market before going under contract. Hot spots in the City of Chicago include the Loop, Bridgeport, Logan Square and Avondale. In the city and suburbs, move-in ready homes are in high demand. 

How to Handle a Hot Chicago Real Estate Market 

1. Don’t stretch your home buying budget too thin. Buying a home is just the beginning! You need to afford years of homeowner’s insurance, property taxes and maintenance/repairs. Be willing to look at homes in the lower end of your price range, and under. This gives you breathing room for long-term affordability. As an option, it also gives you financial room to handle a bidding war. 

2. Stay financially prepared. Keep your mortgage pre-approval current, and stay in contact with your mortgage lender. Avoid opening any new credit cards or other lines of credit.
