Home buyers prefer energy-efficient homes with modern amenities and low-maintenance features, according to the latest survey by the National Association of Home Builders. The survey included responses from about 4,000 home buyers nationwide. We’re sharing highlights to help first-time Chicago home buyers identify their priorities, and to help first-time home sellers prepare for the market.
Storage space. Call it the “Marie Kondo” effect. De-cluttering is “in” but we all have stuff and need places to put it! Ample closet space, garage storage, and kitchen pantries are a big plus. Built-in organization shelves and racks, along with cell phone charging stations, are desired.
Energy-efficient everything. While “smart” homes are trendy, sellers shouldn’t worry if they don’t have app-controlled thermostats or the latest rage in home technology. Buyers are looking for energy-star rated appliances, and high-efficiency heating and cooling systems to keep energy costs low. App-controlled home features add appeal, but they won’t necessarily add market value.
Quality materials and modern fixtures. Buyers want affordable homes, yet they want fixtures and materials that will hold up to use – and, add a touch of HGTV trendiness. Hardwood flooring and open interior design is a plus. So are UV-rated windows that allow sunlight to seep in during in the winter, yet dispel excess heat in the summer. Wall-mounted bathroom sinks, natural stone countertops, modern faucets and updated light fixtures are all desirable.
Of course, home buyers will need to compromise their wish list according to their budget. You won’t get everything you want in your first home – or even your second or third home, unless you’re wealthy. But if you know what your priorities are in location, functionality and features, you can have what’s important!
