Suburban Chicago home buyers are seeing a familiar pattern this spring: fewer homes on the market, and rising home prices! According to Mainstreet REALTORS©, the median price of a detached suburban Chicago home increased 5.5% on a year-over-year basis, reaching $403,250 as of March 2026. The supply of homes for sale stood at 1.5 months, meaning that if no other homes came to market, the existing inventory of homes would be bought up in about six weeks.
The pace of home sales brings a sense of déjà vu as well. On average, detached suburban Chicago homes spend 53 days on the market before going under contract. But home sales are moving much faster in certain locations. Here’s a look at days-on-market averages around the suburbs:
Arlington Heights: 25
Downers Grove: 36
Lombard: 25
Tinley Park: 37
Streamwood: 30
Wheaton: 10
Suburban attached homes, which includes townhomes and condominiums, are experiencing similar timelines. The median sales price of attached suburban home is up 5.6% on a year-over-year basis, reaching $285,000 as of March 2026.
Homes in the City of Chicago are seeing higher prices too! As of March 2026, Chicago median home prices were up 7.7% on a year-over-year basis, reaching $409,200.
