Chicago area home inventory dropped during September, while home sales remained steady. Here’s the latest market data from Illinois REALTORS©, along with our own insights!
The number of homes for sale in the City of Chicago was 22% lower during September 2025, compared to September 2024. Sales activity was up 5.3% compared to September 2024. With home demand outpacing supply, the median price of a Chicago home increased by 3.6% during September, reaching $360,000.
When we look at the nine-county Chicago Metropolitan Area, we see similar trends. The number of homes for sale fell 6.4% compared to September 2024. Meanwhile, sales activity was up by 5.6% compared to the prior year. The median sales price was up 2.9%, reaching 360,000.
The Chicago area real estate market had faster home sales than the national average. During September 2025, homes in Chicago and the suburbs spent about 28 days on market before going under contract. Nationwide, homes spent about 48 days on market before going under contract.
Home inventory in Chicago is also lower than the national average! Nationally, home inventory increased by about 20% on a year-over-year basis, while our metro area saw a decine in inventory.
Currently, there’s a mix of motivated buyers and motivated sellers in the market, which will clear more inventory before year-end. Mortgage interest rates have been lower in recent weeks, and further rate declines will draw more buyers into the market.
